Maker and Faber, part of the Riverside Sunderland masterplan, completes bringing much needed state of the art office space to the heart of Sunderland city.
In April 2021 Ryder was appointed by Legal and General Investment Management to lead the delivery of the two buildings. The buildings provide approximately 14,500sqm of office accommodation built to EPC A, BREEAM Excellent, WiredScore Platinum and WELL Gold certified standard.
Maker comprises 7,800sqm of accommodation across five floors. The building anchors the Keel Row, a new pedestrian route leading from the city centre to the Stadium of Light via a new bridge. Faber comprises 6,750sqm across four floors adjacent to the City Hall with panoramic views of the River Wear.
Developed by Landid and Legal and General on behalf of Sunderland Council, and Sir Robert McAlpine, Maker and Faber supports the wider regeneration of the Riverside Sunderland area including securing and sustaining economic growth and quality employment opportunities. Riverside Sunderland is a new urban quarter being created by Sunderland City Council – set to redefine the city, it will create an extraordinary place to live, work and play.
The buildings are two of only four new build office schemes completing and available to rent this year across the UK, with the other two being Birmingham’s 3 Chamberlain Square and Manchester’s 3 Circle Square.
Adam Fryett, associate at Ryder, adds: “The completion of these two exceptional office buildings for Legal and General and Landid marks a significant milestone in the Riverside Sunderland masterplan, unlocking a new era of opportunity and delivering on an ambitious vision set by the city of Sunderland. Together with our collaborative team of Ryder Architecture, Sir Robert McAlpine, Cundall, Desco, and Turner and Townsend, we’re proud to bring a unique and exciting offer to the heart of Sunderland and the wider north east office market, fostering growth and prosperity for the city.”
