North Shore Residential Scheme
Adderstone and Ryder submit updated plans for a proposed 124 apartment and commercial scheme on a vacant brownfield site.
The 6,070sqm site, located adjacent to St Ann’s Quay, would be one of the last to be developed on Newcastle’s famous Quayside. The development is proposed to be called North Shore.
Working closely with the planners and Ryder Architecture, a stepped, landmark envelope comprising five towers, varying between 10 and 16 floors, has been proposed as the optimum solution for this sensitive site.
The updated proposals, which have been submitted this week, include 122 two bed, glass fronted apartments, two single bed apartments and a 423sqm commercial unit on the ground floor. All apartments would be delivered with balconies and spectacular views of the river towards Newcastle’s historic bridges, BALTIC and The Sage.
The proposed scheme incorporates a number of private roof gardens and quay level gardens and would see significant investment in the landscaping of the existing embankment.
The updated scheme, has provision for 151 car parking spaces, eight of which will be accessible spaces, and 100 cycle bays for residents.
Comprehensive economic research has been carried out for the scheme by planning and development experts Lichfields. Over 400 jobs would be created as a result of the scheme – 160 during construction and 240 through supply chain. The scheme would contribute £2.7m GVA in economic output as well as £676,000 in new homes bonus payments over four years and £185,000 in council tax revenues per annum for the local authority.

North Shore tops off a pipeline of £150m worth of projects being progressed by Adderstone Group. The proposed pipeline also includes a 51 house residential scheme, to be known as Christon Park, on brownfield land which was the site of the original Greggs Bakery headquarters in Gosforth, Newcastle, which will be heard by the planning committee in June.
