The two buildings are designed to create a warm and welcoming environment for seniors, people with disabilities and those who struggle to meet the demands of market housing.

Embracing simplicity, the project strategically responds to the site limitations and opportunities. It is organized into two L shaped buildings that maximize the available footprint. The two buildings frame a shared courtyard commons space, fostering a sense of community. Active amenity spaces at ground level, overlooking the courtyard, promote social interaction and engagement among residents. 

Prioritising energy efficiency and resident wellbeing.

Designed and built to Passivehouse standards, the scheme has achieved substantially reduced energy requirements, enhanced occupant thermal comfort, and a lower operational carbon footprint. Its compact and optimality insulated form enhances energy efficiency, whilst strategically placed windows provide natural light and views.

Airtight construction and high performance windows keep the building warm in winter and cool in summer. Efficient ventilation systems with heat recovery and filtration provide consistent indoor air quality while minimizing energy consumption, delivering a comfortable and sustainable living environment for residents.

Building community connections, from design to build.

Frequent and open communication with Brightside Community Homes Foundation was vital in shaping the vision and community focus during the pre design phase. Together, we held open houses to engage residents and gather feedback, from operations to liveability, which directly informed the building design.

Ryder was instrumental in helping Brightside navigate the complexities associated with Passive House certification ensuring that the General contractor adhered to the rigorous building requirements associated. Their rigorous oversight of the construction budget and feedback on all change orders help supported the overall monthly budget packages provided to the quality surveyor for review prior to distribution to our funding partners.
