Pilgrim Street represents one of the most strategically important city centre regeneration areas in the north of England.

This masterplan and massing study was for mixed use development in the southern block of the site.

Options were developed and assessed including office, hotel, leisure and residential uses, and generated a public realm strategy for the area.

The north of the site extends the city's retail core. The south area is mixed use with a significant office development.
