This project is located in St John’s Wood, adjacent to Regents Park and Lord’s Cricket Ground.

The client, a charitable provider of homes and care for the elderly, sought to replace outdated and institutional bed sit accommodation with an apartment based scheme which would be pioneering in the ways in which it responded to the issues of an ageing population.

Clusters of apartments can be readily converted to support dementia, allowing residents to remain in familiar surroundings as their needs change.

The existing residents on the site formed a co design team which were closely involved in the development of the design.

Shared facilities include café, flexible activity space and roof gardens.

“The development offers C&C a fantastic opportunity to re-provide high quality housing and inspirational environments to our residents.  Through the process of co-design, championed by Ryder and our development team, we have integrated our resident design group into the design and decision making process.  This has empowered our residents and enriched the design process, leading to a truly collaborative approach to the regeneration of this prime London location.”

Julia Ashley, Chief Executive, C&C

“Ryder has captured the essence of our ethos, understanding and appreciating our residents, responding to their needs and realising their vision.  The regeneration of Grace House can offer a template for future C&C developments.”
