Millwright's Place and Cooper's Court mark the final phase of the Finzels Reach development located next to Bristol’s Floating Harbour. Millwright's Place, operated as a Grainger build to rent scheme, provides 231 studio, one and two bed apartments, whilst Cooper's Court delivers 66 affordable homes for Abri.
Internally, Millwright's Place includes a residents lounge, gym, and a roof terrace clubroom. Externally, private balconies are provided for the majority of the apartments, along with a communal ground floor courtyard and three roof landscaped terrace spaces. Cooper's Court provides communal roof terrace space for residents, and balconies for every apartment.
The building is arranged in an L shaped form, with the adjoining Halo office building completing the massing that encloses a central courtyard space. The overall form is arranged in a series of blocks, from seven to fourteen storeys. The site’s industrial heritage is articulated throughout the façade, articulated by brickwork combined with a palette of metal cladding. The building’s setting is complimented by an extensive S278 public realm scheme, which includes rain gardens, a new paved footpath and cycle routes connecting with the surrounding city centre.

The development of the design involved early engagement with the contractor, Willmott Dixon, and the design team, including Reuby Stagg and Hydrock. This approach allowed close examination of key technical criteria, particularly fire safety and services co ordination to ensured viability for the client developer, Cubex Land was achieved.
Designed to meet Bristol’s low carbon district heat network, the scheme’s use of sustainable energy is supported by a highly efficient building fabric and a natural ventilation strategy.
