This concept masterplan for a brownfield site formed the basis of a Planning Permission in Principle application to the council. The masterplan, which was to create “a place of beauty where people really want to work live, manufacture and be educated”, was prepared in close collaboration with the wider community and the council, reflecting their sustainable economic growth ambition. The process examined the current connections, conditions of ground, nature and landscape qualities and the surrounding land uses, emerging development and planned proposals. Viable land use options were assessed in terms of location, scale and compatibility.

A high level spatial masterplan was developed to inform future decisions regarding the funding and delivery of strategic infrastructure required to support development of the site. The proposals are for a mixed use development including education, residential, office, industrial, hotel and retail accommodation.
